THIS IS ON AN ENVIRONMENTALLY SENSITIVE SITE WITH PROTECTED WETLANDS, A STREAM THAT FLOWS DIRECTLY INTO THE MAMARONECK RIVER AND NUMEROUS ROCK OUTCROPPINGS
The proposal to develop 1 Sycamore Lane fronting Rosedale Avenue is still being considered by the Zoning Board of Appeals (ZBA). The next scheduled hearing is Wednesday, January 8th @7:00 PM at White Plains City Hall. The plan calls for the placement of numerous structures and parking lots to be located almost exclusively within the wetland’s setback. The ZBA is being asked to grant the applicant numerous zoning variances as well as a variance to build over 14,000 SF of buildings within the wetland’s setback.
The applicant has indicated that it intends on revising their plan to reduce the size of the development. However, they have not submitted anything to the ZBA as of now. The only indication that we have of the revised plan is that it will essentially mirror the existing plan with a smaller footprint. If so, they will still need many of the zoning variances and most significantly, a variance to build in the wetland’s setback.
At the first two ZBA meetings, there was a strong community presence which demonstrated to the ZBA the concerns we all share with the impacts of this proposal. It is important to continue to show the ZBA that the community still opposes the development. Please attend the ZBA meeting on January 8th @ 7:00 PM where you will have an opportunity to testify to the ZBA your concerns over the proposal to develop a campus style project in our neighborhood.
Please note that there is a chance that the applicant may request an adjournment of the hearing. If so, as soon as we learn this, we will notify everyone.
